Stage 1: Initial consultation

Your vision starts here! In this stage, we:

  • Discuss your goals, aspirations, and budget.
  • Conduct an initial site valuation.
  • Estimate costs for your project.
  • Arrange finance pre-approval to set a solid foundation.

Stage 2: Choosing a plan or custom design

We offer flexibility to suit your vision:

  • Choose from our expertly crafted plans or opt for a custom design
    (Please note that custom plans will cost more than one we have already designed).
  • We propose a tailored package that meets your requirements.
  • Develop a project brief, outlining:
    • Site-specific lodgement requirements.
    • Site-specific approval process.
  • To commence the pre-construction process, a $6,500 deposit is required
    along with a signed letter of engagement.

Stage 3: Design and development

  • Customise your plan and elevations to suit your land.
  • Conduct soil reports and contour surveys.
  • If necessary, we obtain additional development reports, such as:
    • Bushfire Management Report
    • Waste Water Treatment Report
    • Natural Value Assessment
    • Coastal Management Plan
    • Flood Report
    • Visitor Accommodation Management Plan (See approximate costs below)
  • Submit the Development Application to the relevant authorities.

Stage 4: Building approval and contract

With plans in place, we move towards formal approvals:

  • Review and finalise your HIA building contract before signing.
  • Pay the remaining balance of your deposit.
  • Your plans undergo engineering and energy assessments.
  • All required documents are submitted to an independent Building Surveyor.
  • The Building Surveyor issues the Certificate of Likely Compliance.
  • Obtain plumbing approval from the council.

Stage 5: Construction begins!

The building process is where your dream takes shape:

  • Construction officially commences.
  • Site visits are scheduled at key milestones:
    frame stage, lock-up stage, and fixing stage.
  • Handover: your home is complete!
  • You receive a 3-month defect liability period and a 7-year structural warranty for peace of mind.
